Signatures and Initials
Upon successful application processing and approval for tenancy, the rental unit applied for shall be reserved exclusively for the approved applicant(s). A Residential Tenancy Agreement shall be drafted and prepared for signatures by a leasing manager, and based upon the Ontario Standard Form of Lease (timeframe to receive a drafted lease agreement for all parties signature is estimated between 2-4 weeks unless under rush timeline).
Lease agreements are to be fully signed and initialled by all parties including; all Lessees, their Guarantors (as required) and a Management Company representative. Lease Agreements shall be distributed for completion via individual email, and utilization of an electronic signature platform (ie: Authentisign, Docusign or equivalent).
PROVIDING EMAILS - it is important, in order to effectively facilitate final document signatures, that all parties provide current and valid email addresses to the management company. This is especially important in group situations where multiple parties are involved, and if an order of signatures is established at the onset that must be followed. Agreements are automatically forwarded to the next person(s) once each party completes their signing action, however if one person provides a wrong email address OR does not complete their portion when prompted, the process is delayed until the missing participant completes their signing action.
