TENANT VIP (very important person)
This is our in-house program that is offered to qualified existing rental residents, interested in becoming first time (or repeat) homeowners. It is a newer program we have developed that assists qualifying tenants to buy their first home/condo or property. Real estate is not for the faint of heart, and as we are in the business of analysing properties every day, separating the good from the bad & significantly investing in local real estate, why not lend that expertise to our clients.
In order to qualify for this specific program, the following criteria must be met:
- Have been a 'WINK PROPERTIES' rental resident for a minimum of (12) months
- Excellent payment history, account in good standing and without incident
- Has stable full time employment at one job or profession for a minimum 2 years
- Earns sufficient income and has suitable GDS (Gross Debt Service) and TDS (Total Debt Service) ratios
- Has shown a cooperative/good communicative rapport with us
The Perks
We offer independent real estate representation and objective advice, by helping people arrange everything from:
- Conducting searches of various products on the market
(condos, townhouse, semi and detached residences)- Sending regular updates electronically of properties within your parameters
(via MLS) and as they come available- Arranging private and in person viewing appointments for properties of interest
- Mortgage pre-approval assistance
- House insurance coverage
- Trades & inspections
- Handling the offer/negotiation process
- Arranging suitable experts during due diligence
- Legal recommendations

The Cost
We are generally paid out of the proceeds of any sale we arrange for you (by the seller). Some conditions exist where the buyer is expected to pay for all services and fees - this would be advised to anyone in advance of these circumstances (When we list a property, then a selling commission is involved with the fee s disclosed in advance).
All we ask for is a mutual retainer contract or Buyer agency agreement with us. There are not typically fees for this to be set up as long as a retainer contract is signed, and the criteria is met as part of our tenant VIP package.
